Check your curb appeal! A home that is visually appealing and in
good condition will attract potential buyers driving down the street. Use
this checklist to view your property through the eyes of a potential buyer:
Are the lawns and shrubs well maintained?
Are
there cracks in the foundation or walkways?
Does
the driveway need resurfacing?
Are
the gutters, chimney and walls in good condition?
Do
the window casings, shutters, siding or doors need painting?
Is
garbage and other debris stored out of sight?
Are
the lawn mowers and hoses properly stored?
Is
the garage door closed?
Is
the yard cluttered?
ON THE INSIDE
Strong curb appeal will lure potential buyers inside, but the
interior has to wow them. Here are some tips to preparing your home without
spending a lot of money.
Clean,
clean, clean! Counters, windows, bathroom tiles and floors should sparkle.
Heating and AC filters should be new and shampoo dirty carpets. Don't forget
to dust the ceiling fans, blinds and window ledges.
Repair dripping
faucets, oil squeaky doors, replace light bulbs and all other quick repairs.
Remove
all clutter. Consider putting furniture into storage if the home looks
crowded. Remove appliances from kitchen counter to make the space look more
open. Un-clutter bookshelves and entertainment centers. Items that make a
statement in your home, might offend others so remove any questionable
nick-knacks.
Think
about how your home smells. Youmay be accustomed to pet or
cigarette odors, but that could be a strong turn off to potential buyers. Use
lightly scented air fresheners, those with strong scents can also be
offensive. Light some candles, pop frozen cinnamon rolls in the oven, put out
some potpourri or get a nice arrangement of fresh flowers for a welcoming
aroma.
Open
up your blinds and let the light in! Natural light always compliments your
home. Use lamps instead of overhead lighting.
If you can, make those
simple cosmetic repairs. If a room needs a fresh coat of paint, remember to
use neutral colors. Replace curtains or key pictures to freshen up the look
of your home. The inexpensive items can make a difference.
Attention
to detail sells! Buyers feel better if they think "this home has been
carefully maintained". Have new hand towels in the bathroom, toilet
paper on every roll, leave out a little candy dish for visitors and perhaps
hand out a thank you note as they leave with your contact information.
Get all personal items
out of sight! Especially jewelry and other valuables, maybe invest in a
safe deposit box so your valuables are safe during a move.
